We are about to clear the air about some rumors that tend to circle around the new construction industry.

Custom houses DO NOT cost more to build

This seems to be one of the biggest misconceptions out there.

Understandably so.

A custom house will not cost any more than a spec house of equivalent features. As you add additional features to your home, a complete build-in for example, the price does increase. With that said, it does not increase any more than it would if that same feature was in a spec house.

You CAN choose your finishes

We can work with you to either set a budget for fixtures throughout the house, or you are welcome to provide your own and have us install them during the build.

You have your own tastes, so we don’t want to restrict you — after all, it is your house!

No, you DO NOT need to have land first

Many think, “How could I build a custom house if I don’t own any land for it?” Often, builders will have lots available to build custom homes on like these in Smithfield, or these in North Smithfield.

What happens if you aren’t in love with the lots that we have available? We will work with you and our realtor team to find the one for you.

When it comes to finances, many lenders will work with you to put the land and build loans  into one.

Your house DOES NOT need to completely model the drawing

Just because you had your house drawn and designed, doesn’t mean that it needs to be exactly the same from model to real life.With options such as:

  • Vinyl
  • Cedar
  • Cement board

It is very common for customers to change the siding type or color once they see the house framed in front of them. If this happens you are always welcome to speak your mind. We are a design · build — so if you have something in mind, we can always have it drawn up for you to help make your decision.

You CAN choose your flooring throughout

  • Tile
  • Hardwood
  • Laminate
  • Carpet
  • Concrete

This is your house and we aren’t tied down to one particular style or material.

We will give you an allowance to purchase your flooring and it is up to you to find what you like the most!

Floor plans are NOT set in stone

People tend to think that once the plans are drawn up that they are now set in stone.

If you think that another layout will work better for your family then be sure to say so. The earlier on that you do this the better! We won’t take offense, we have a great team that can promptly redesign floor plans to help get you exactly what you want.

You WILL be involved in decision-making

One of the biggest fears of potential custom home buyers is that they will be left out of the loop and not involved in important decisions.
